An independent professional inspection of your new-build that finds defects the developer should have fixed before handover, from cosmetic issues to serious structural ones.
A pre-completion inspection (PCI) is conducted 1–2 weeks before you legally complete on the property, and follows the NHQB Pre-Completion Inspection Checklist. The aim is to give your developer a chance to fix issues before you take ownership.
A post-completion inspection takes place once you've legally completed and own the property. Your developer is then required to fix any reported defects within 30 days.
In practice, most developers now grant full surveyor access for PCIs, so the difference is minimal. The exception is that a developer may occasionally restrict use of the drone or thermal camera on a pre-completion visit; if that happens, we'll work out a solution with you.
Most owners book just before legal completion, or within the first two weeks of moving in, that's when defects are quickest to get resolved. You're still covered for up to two years after legal completion though, during which your developer is contractually obliged to fix any defects under your new-build warranty. The earlier we catch them, the better.

Yes, we inspect new-builds covered by all major warranty providers, including NHBC, Premier Guarantee, LABC, Build Zone, Advantage and others. The inspection itself is identical; only your dispute-resolution route differs.

It depends on the size of the property and the number of defects we find. On average, expect 2–5 hours on site, plus another couple of hours back in the office to finalise the photographed report and write everything up.
You don't need to be present, we can collect keys directly from the developer or estate agent and lock up when we're done.
Yes, we regularly collect and return keys from estate agent branches and developer site offices. You'll just need to arrange permission with the agent in advance, let us know who to deal with and we'll handle the rest on the day.
No. Dates slip and plans change, we don't think it's fair to charge upfront. We just ask you let us know as early as possible if your booking needs to move.
We invoice you after the survey, payable by bank transfer. If you'd prefer to pay by card, just ask and we'll send you a payment link.
No, most developers only accept defect reports that come directly from you, the homeowner. We'll send the full photographed report to you, ready to forward on. Occasionally a site manager will ask us to email them directly, and we're happy to do that when invited, but it's not the default.
Come straight back to us. We'll write a formal response on your behalf, and in most cases, this is enough to get the developer to act.
If they reject the issue a second time, you escalate to your warranty provider (NHBC, Premier, LABC, etc.). They'll typically send out their own inspector and make a binding decision.
Yes. Follow-up inspections are charged at 50% of your original survey fee. We'd usually only recommend one if there's a major issue, structural, roofing, fire-safety, etc., where it's worth having a professional verify the developer's repair.
