Our story
Snagged was founded in 2022 by Rob Gurr MRPSA, an RPSA-accredited surveyor who'd been working in the construction industry since 2002 and snagging new-builds since 2013. By the time the company launched, he was tired of seeing buyers handed cheap, templated reports by firms working too quickly to do the job properly.
What started as a single-surveyor operation working across Bedfordshire has grown into one of the home counties' most-trusted independent snagging services, with over 3,800 new-build homes inspected. We cover Bedfordshire, Buckinghamshire, Hertfordshire, Northamptonshire and Greater London, and we're rated 5 stars by every customer who has reviewed us.
The brief is simple, and it hasn't changed since day one: independent, accredited, photographed reports the same day. No deposits, no upsell, no compromise. We work for the buyer, never the developer.

Our standards
Snagged surveys reference NHQB and NHBC building standards, the same yardsticks the developer is contractually required to meet. Every defect is photographed, precisely located, described in plain English, and tied to a specific guideline reference. Reports are written to be forwarded straight to the developer's site manager: clearly, factually, with no ambiguity for them to push back on.
That structural rigour is what produces consistent outcomes. Customers don't have to argue defects up the management chain, the report does that work in advance. Most of our snag lists are accepted in full by the developer within a week of submission.
How we work
Every Snagged inspection is non-destructive and visual. Our surveyors spend 2–5 hours on site depending on the size of the property, working through a tested checklist, structure, roof (drone-assisted), brickwork, render, windows, doors, internal finishes, kitchens, bathrooms, electrics (visual), plumbing, heating, insulation (thermal imaging), external works, garden, garage. We cover what's reasonably accessible without dismantling anything.
The report lands the same day as the inspection, usually by the evening. Every defect includes a location, photograph, plain-English description, guideline reference (NHQB, NHBC, building regs) and a professional assessment. View a sample report to see exactly what we produce.

What we won't do
- Work for developers. Snagging firms that take work from housebuilders have a conflict of interest the size of a building site. Snagged works for the homeowner, full stop.
- Take a deposit. Plans change, completion dates slip, paying upfront just to lock in a slot doesn't sit right. Pay after the survey, when the report's in your hands.
- Charge optional extras. Drone roof inspection, thermal imaging, follow-up support, they're all in the fixed fee. The price you see is the price you pay.
- Cut the inspection short. Every survey gets the time it needs. We don't rush plots to fit more in the diary.
