Suburban houses on the larger phases sit alongside meaningful volumes of apartments and townhouses closer to the centre and the University of Hertfordshire campus. That mix means the snag profile here is more varied — apartment-block snags (balconies, communal areas, MVHR) alongside the standard suburban-house pattern. We've inspected across both.
Why a snagging survey matters in Hatfield
Hatfield is a genuine mix — suburban houses on the larger Ellenbrook phases, apartment blocks closer to the centre, and townhouse-led mid-density runs in between. That breadth keeps the inspection profile varied.
On Hatfield apartments, we see balcony glazing seal quality, MVHR commissioning, lift-snags and communal-area handover recur as themes. On the houses, roof tile alignment, ground-floor floor levels and external render finish are the regular flags. The interface between blocks and the public realm (paving, landscaping) is also a routine snag zone.

The official numbers are sobering. The HBF's 2025 New Homes Review found that 93.7% of new-build buyers reported snags after moving in, with 26.2% reporting more than 15 defects. Industry data shows professional inspectors typically identify 150+ defects on a new home, while unaided buyers usually find 20–30. The gap is the things you can't reach — the roof, the loft insulation, behind appliances, inside service voids — and the things you wouldn't know to look for without years of experience.

What we inspect on a Hatfield snagging survey

Pre-completion or post-completion — which to choose
A Pre-Completion Inspection (PCI) is conducted 1–2 weeks before legal completion using the NHQB checklist. For Hatfield's mixed-use schemes this can be slightly more complex — apartment blocks need to be ready for handover before snagging meaningfully starts, and houses can usually be PCI'd earlier. We'll advise on timing when you book.
A post-completion inspection takes place after legal completion. Once you own the property, the developer is required to fix reported defects within 30 days, and you're covered for up to two years under your warranty. For apartments, this is usually the practical option — the building's communal handover has typically settled by then.
Both options are valid. PCI is more useful for houses; post-completion is often the practical choice for apartments. The price is the same regardless.

A recent Hatfield inspection
A 2-bed apartment at Ellenbrook last year produced 87 items, with the most significant being a balcony glazing seal that had failed at a corner joint and was already showing condensation. The block's MVHR unit also hadn't been correctly commissioned — running, but not balanced. Both went onto the snag list and were resolved by the developer.
