What affects the cost of a snagging survey?
- Size and type of home. A larger home has more rooms, fittings and external areas to check, so it takes longer to inspect and report.
- Pre-completion or post-completion. A pre-completion inspection takes place before you legally complete and follows the NHQB checklist. A post-completion survey takes place once you own the home.
- Location. Within our core area of Bedfordshire, Buckinghamshire, Hertfordshire, Northamptonshire and London, the price you see is the price you pay.
What should be included for the price?
Whoever you choose, a professional snagging survey should include:
- an inspection by a member of a recognised professional body, such as the RPSA, with professional indemnity insurance;
- a room-by-room inspection of the inside and outside of the home, including the roof where it can be safely viewed;
- a photographed report, with each defect numbered, located, explained and linked to the relevant standard, such as NHBC;
- a clear action for the developer on every item; and
- support afterwards if the developer disputes an item.
Every Snagged report also includes a summary of priority items, a schedule you can tick off, and a Developer Micro List: a print-ready list with one photo per item for the site team to work from. See our sample report.
Is a snagging survey worth the cost?
A new home is usually the biggest purchase you will make, and the builder is responsible for putting right defects during the first two years. A professional survey finds items a buyer is unlikely to spot, such as missing weep vents, unsealed cavity openings, poorly fixed fittings or roof issues, and records them in a format the developer will accept.
