Watford's Health Campus and Riverwell regeneration projects have brought sustained new-build investment to the town. The mix here is heavier on apartments and townhouses than the surrounding Hertfordshire suburbs, reflecting Watford's London-fringe context.

Watford Junction sits on the West Coast Main Line — London Euston in around 20 minutes — and Watford station gives access to the Metropolitan Line. The M25 (J19/20) and M1 (J5) are within 10 minutes. That access combined with central London proximity drives apartment-led development heavier than anywhere else in Hertfordshire bar London proper. Berkeley have led the Riverwell regeneration; Crest Nicholson and Galliard have followed in around the central area.

Why a snagging survey matters in Watford

Apartment-led in the central regeneration zones (Riverwell, Health Campus), townhouse and mews mix in the connecting areas, with smaller volumes of detached homes on the western and northern edges.

On Watford apartments, balcony glazing, MVHR commissioning and communal-area handover are recurring themes. Town-centre regeneration plots also flag external façade-quality concerns more often than the Hertfordshire suburbs — though those typically sit outside leaseholder demise. On the suburban edges, brickwork mortar consistency and external paving alignment are the regular flags.

Pre-completion or post-completion — which to choose

A Pre-Completion Inspection (PCI) is conducted 1–2 weeks before legal completion using the NHQB checklist. For Watford's mixed-use schemes this can be slightly more complex — apartment blocks need to be ready for handover before snagging meaningfully starts, and houses can usually be PCI'd earlier. We'll advise on timing when you book.

A post-completion inspection takes place after legal completion. Once you own the property, the developer is required to fix reported defects within 30 days, and you're covered for up to two years under your warranty. For apartments, this is usually the practical option — the building's communal handover has typically settled by then.
